The rates shown are for the BASE rental amount. Your lease will show other charges, some are optional, some are not. There is a 9.75% tax added to ALL rentals, as well as a $26.69 reservation fee. The security deposit is handled in ONE of two ways ( both appear on your lease- YOU CHOOSE which one you want- one is the refundable security deposit (refunded within 45 days of your departure, OR our SDA (Security Deposit Alternative) of $35.00- this is non-refundable and covers you for up to $1500. in security deposit type damages- NOT including extra cleaning, trash removal, or pet damages), we no longer offer trip insurance, but you may choose to purchase trip insurance- if you do, all trip insurance costs, and claims will be handled between you and the insurance company. There are other 'extras' that we can add if you request: Pet fee, firewood, etc.
We accept Visa, MasterCard, and Discover, You will receive a vacation rental lease by email or mail- you can mail, FAX or email your signed lease to us including your credit card info. We will not charge your card until we know which optional items you may or may not want. You may also pay by check . ALL final payments must be paid 30 days before arrival ( 1-828-526-3717).

    Tree Time is a sweet little cottage that lives large within the mountains of Highlands, NC. The main level offers a great room with a wood beamed vaulted ceiling, a wood burning fireplace, a great kitchen with bar seating, a dining area with expandable dining, a flat screen TV with a nice video and book libray. The Mst. BR with King bed and TV are on the main level as well as a full bathroom. The lower level has a guest BR with a Queen bed, a bathroom with shower only, a den with a large TV and sleep sofa, and the laundry room. The deck is has easy access from the great room and offers a grill, dining and wood deck chairs. There's a covered pavillion deck that has a dining area and more seating. Perfect for a morning cup of coffee, reading a good book, or just sitting listening to the birds. In the evenings,, turn on the additional lighting to create an area made for memory making while enjoying wine and conversation. NO PETS NO SMOKING There is a nice little hike within a 1/2 of Tree Time. The one mile hike takes you through the woods to Cliffside Park (accessible by car from Hwy.64). It's a great place for a picnic or a swim in the marked off swimming area. Going the other direction, if you want to walk on the paved road, within a half mile to Pinky Falls, a very small area to get your feet wet and be surrounded by nature. Highlands, NC is where you'll find shopping in eclectic shops offering everything from the latest in men's and women's fashions, furs, mountain hiking apparel, toys, books, jewelry, furniture, antiques, and more. The dining experience varies as well from ice cream and hamburgers to 4 star dining, a wine shop, plus our grocery stores have some of the best wine selections anywhere. There are hiking trails IN town as well as many on the outskirts of town, and did you know we're pretty famous for our waterfalls. Our Recreation Park is open year round offering a skate park, a heated pool (water aerobics classes almost every day), and exercise rooms. In the winter months, the ice rink is open next to Kelsey-Hutchinson Park, and speaking of the park- in the summer, there's music, and a farmer's market on Saturdays. There's also live music on the weekends in other places in town. There's always something to do in Highlands, but sometimes people come here to just sit at home and relax. Highlands is surrounded by the Nantahala National Forest, and being part of a temerate rain forest, it tends to rain here quite a bit, resulting in lush flora and fauna. There are species of plants that grow here that will only grow in certain parts of the world. The access to Tree Time is all paved until the last two tenths of a mile.     Moss Hill Cottage - Mountain elegance all wrapped up in this two bedroom, two bath cottage located on a quiet little lane a little over 3 miles from Main Street Highlands. All on one easy level, you will find a covered entry porch which spans the length of the home and offers comfortable seating looking out into a tall pine forest. Everything has been remodeled and updated for the 2016 season. Kitchen is partially open to the dining and living areas. Dining area seats 6 comfortably. The living area has a stone faced wood burning fireplacing, flat screen TV and access to the covered porch. The Mst. BR has a king bed, TV and offers a separate reading/office area between the sleeping area and the Mst bathroom. The guest bedroom has a queen bed, TV, and shares the hallway bath. A small backyard area is where you will find the charcoal grill and fire pit tower and a couple of chairs to relax. (The back yard area is accessible from the parking area or from the kitchen area). The laundry closet is located beside the dining area. Pets MAY be allowed, but only at owner's discretion and with a $150.00 non refundable pet fee. NO smoking inside. If you're looking for a nice weekend getaway, or a place to spend a month or two- consider Moss Hill Cottage.     Heritage Cottage is a small piece of Highlands History! This quaint little cottage is made up of two cottages joined together with an additional living area. Tucked into the side of a little hill within walking distance to everything Highlands has to offer- fine dining as well as hamburger places, pubs, brewery, churches, library, eclectic shopping experiences from T-shirt places to upscale clothiers and furs. Heritage Cottage has two bedrooms and two baths, and each have access to a joined covered porch. The larger bedroom is the more private bedroom and has a Queen bed and small bathroom with tiled shower. The second bedroom has Queen bed, a small bathroom with tiled shower as well, and is the main access/walk/thru from the kitchen/living area to the first bedroom. There's a large folding screen in this room to be used if you'd like for more privacy.The kitchen also serves as the dining area and has just about everything you'd need except a dishwasher. The living area is 3 steps up from the front door entrance and has comfortable seating, a sleep sofa, Cable TV, WiFi, gas log fireplace and an entrance to the open deck with seating for two and a gas grill. There is a little grassy yard beside the home for lawn games. This is an older home that has had many renovations over the years, but still holds its uniqe character.     Bear Lodge - 4 night minimum Lush perennials line the entrance to this three level home with 3 bedrooms and 4.5 baths. Covered front porch with Adirondack chairs to sit and enjoy your own little world. The main level offers a living area that is open for two stories, with large windows to allow plenty of natural light. There’s a gas log fireplace, TV, comfortable seating and entrance to the open deck with rockers, dining and a gas log fire pit. There's also a screened porch with another dining spot.     Bearfoot Hideaway is a great place to relax and get away from the everyday. This cottage is set on a hillside about 4 miles (8 minutes) from Main Street Highlands, NC. The main level offers a great room with a wood burning fireplace, 40" TV with DVD, comfortable seating, games, dining area that seats 8-10, and an open kitchen (coffee lovers can choose between a Keurig coffee maker or a Mr. Coffee type drip machine). The main entrance to the deck is between the kitchen and the laundry room and offers a dining and seating area and a hot tub*. The bedroom wing offers a hallway full bath, a guest bedroom with a Double(Full) bed, and the Mst. BR with a King bed, 32" TV, and larger bath. The lower level offers a large den with 46" TV, DVD, and a comfortable seating area. There's a guest BR with a Queen bed, and another guest BR with two twins, and a bonus room with a Futon. There is one full bath for the lower level. Even though there are sleeping areas for more than the occupancy limit, we ask that you abide by the 8 person limit due to septic tank restrictions. Bearfoot Hideaway has a carport for 'normal height' cars/trucks with additional parking in the adjacent grassy area. This cottage is in a small subdivision with about 10 homes using the same road in front of the cottage. The road below the cottage services about 4-5 homes. Neither road is a though-way, limiting traffic near the cottage. A pet may be allowed with $150.00 non refundable pet fee and pet policy attached to lease. If you wish to use the hot tub, there is a hot tub fee of $100.00 for servicing before your use. There is a nice little hike within a 1/4 of Bearfoot Hideaway.
